Free Stamp Duty for Off-the-Plan Properties in Australia — Here's What You Need to Know

From 21 October 2024 to 21 October 2025, the Victorian Government is offering a stamp duty exemption for off-the-plan property purchases, including apartments and townhouses.


This initiative applies to all buyers, with no price cap and no first-home buyer restriction. The duty will be calculated based on the pre-construction land value, rather than the final contract price—potentially saving buyers tens of thousands of dollars.


In New South Wales, eligible off-the-plan buyers can also benefit from a stamp duty deferral of up to 12 months from the contract signing date, offering additional flexibility for financial planning.
